Re:  Corrections

Hi Brenda,

I love reading your newsletter!  It is full of lots of information that I can use.  I noticed that the link for Newspaper Leads (June 15th newsletter) is not accessible.  Can you please send me the correct link for it?  Thanks!  Khaly Akhtar

Hi Khaly - that was corrected in a "corrected" edition of the newsletter.  Thanks for letting me know you really do "read" my newsletters.  Brenda

Re:  Newsletter Article Suggestion - Future of Signing Services

Hi Brenda,

You really have a talent for writing.  I hope you stick with it.  I was just thinking that an interesting topic would be how different NSAs are approaching their business with the rising interest rates and decreasing signing opportunities.  Some are taking part time jobs.  Some are developing other services.  Some are stepping over each other for signings (even if they don't recognize a profit).  Some are considering leaving the industry.  How will it change the business in general?  Future of signing companies, etc?

Dear Carolanne - Thanks for your kind remarks.  We have chatted offline about your idea being a very viable article for this newsletter.  Unfortunately, I have to "feel" motivated to jump on top of an article and write it.  It's hard for me to write on the ideas you have presented because I don't want to be negative to either the signing agent or to the signing service.  I really don't have the wherewithal to make an objective assessment of the situation.  However, I heartily invite anyone else who would care to do so to submit an article on this or other relevant topics to my newsletter. Many thanks again, Brenda

Re:  Signing Companies Trip Fees Unfair to Notaries

Jack  writes:

The signing companies work it out is unfair to the notaries. lots  of signing cos. will only pay trip fee, that is one -half of the stated fee not including the printing of docs. I have had to print out 260 pages of docs and then drive 30 miles only to find that the borrowers. would not sign the docs.  There were 260 pages. The fee was $xx.00 and the doc. fee $xx.00 . By the borrowers. not signing, the signing company only paid me $xx.00 which left me 0 pay. It's not fair.
Thank you
                 Jack

Jack, Because I do not like to reveal what I charge in certain situations, I have omitted your charges. I agree that's not a fair situation so I am careful not to take jobs which might put me at a loss.  One thing you might want to consider is refilling your laser toner cartridges.  Here is a link to an article about that.  Another thing you  might want to consider is to raise your prices by about 25%.  With that type of a price increase you might find you don't work at quite such a loss on a no sign appointment. Best regards, Brenda

Re:  Trip fee vs Full fee

Roger Rill of OH Writes:

Response to Trip fee vs Full fee. I wholeheartedly agree that once the executed docs have left our hands, we are entitled to full fee for our services regardless if the loan rescinds or otherwise doesn't fund, both of which are beyond our control after we have rendered our services. However, I also don't agree with boycotting companies that only pay a trip fee in this situation. You have to consider the big picture; if I have 99 good signings with a company and then 1 for a trip fee, I can live with that ratio. As Michigan Al and PAW note, you lose 100% of the signings you don't take, and it just doesn't happen that often.

Having said that, I think the area of no-signs demands a somewhat different perspective. I don't think I can reasonably demand full payment on a $150 deal if the BO's decide not to sign, and I haven't performed any notarial acts. For my time involved in the trip and the cost of the edocs, I'll generally charge about half the original fee. It doesn't happen often enough to be a real issue, and it maintains good company relations and volume.

Roger, you are such a wealth of information; of course, I want to mention that this is true of you along with those who have been mentioned above.  I think it is important to get  input from professionals like yourself so that we may have plenty of information available on  which to base our personal business decisions.  Please continue to give me feedback.  This is the kind of thing that will make my newsletter successful.

Sincerely, Brenda
